Thornaby: an old village, an iron town and a post-war new town
Thornaby sits on the south bank of the Tees, across the river from Stockton, in the TS17 postcode district. It is part of the Borough of Stockton-on-Tees, and also has its own town council based at the Victorian town hall on Mandale Road. The town's history comes in clear layers, and they still shape the kind of homes we clear here.
The oldest part is Thornaby Green, the original village around the green and the Church of St Peter ad Vincula, which dates back to the twelfth century and is now a conservation area. Closer to the river, the nineteenth century brought ironworks and heavy engineering; Head Wrightson was a major employer from 1840 to 1987. Then, after the RAF left the airfield in 1958, the council bought the land and from the 1960s built a whole new town on it, with housing, shops and one of the region's first industrial estates. Many streets there are named after aircraft, RAF stations and people, and a replica Spitfire stands on the roundabout where Thornaby Road meets Bader Avenue and Trenchard Avenue.
Clearance jobs we see in Thornaby
Homes on the former airfield
The estates built on the old RAF Thornaby site are mostly 1960s and 1970s houses, bungalows and low-rise blocks. Plenty of the original buyers and tenants still live there, so we are often asked to clear a home that one person or couple has lived in for half a century. A complete house clearance in Thornaby usually includes the loft, the garage or shed and the garden, as well as the rooms themselves.
Older streets in North Thornaby and around Mandale Road
Closer to the river and the station, the housing is older and more tightly packed. Parking can be awkward near the town centre and on terraced streets, so we plan the route to the van in advance. Larger regeneration schemes, such as the clearance of the old Mandale estate and the building of Mandale Park, also mean some households are moving on, and we can help empty a home before a move.
Flats and maisonettes
Thornaby has a fair number of flats, including some owned by housing providers. For these we confirm stair and lift access, any rules on using shared areas, and who holds the keys. Our end of tenancy clearances suit both private landlords and agents who need a flat emptied between lets.
Bereavement and estates
If someone close to you has died and their Thornaby home now needs clearing, we will not rush you. Our respectful house clearance after a death starts with a conversation about what you want kept, given to family or looked at more closely. We then work carefully and set aside documents, photos and personal belongings.
Probate rarely needs to be granted before the clear-out, but anything valuable still counts as estate property, so handle it with the will and the beneficiaries in mind. A solicitor can look at your particular case, and you can read the GOV.UK pages on probate. We regularly carry out probate clearances for executors and can collect keys from a solicitor's office.
Lofts, garages and single pieces
Many airfield-era houses have a single garage, often in a nearby block rather than next to the house. We are happy to clear a garage, lock-up or shed on its own, and to empty a loft full of boxes and old furniture without leaving a trail through the house.
For one heavy item, such as a sofa, dining table or bed frame, our furniture removal in Thornaby saves you the struggle of hiring a van. We also take away bags, garden waste and general junk.
Residents can also book a bulky waste collection through Stockton-on-Tees Borough Council, which works well for a couple of items when time is not pressing. Where there is more to move, or it needs carrying downstairs on a particular day, we are often the easier option.
Hoarding and commercial work
When a home has become overwhelmed with possessions, we offer a calm, private hoarding clearance service. We go at the resident's pace, explain each step, and work with family or support staff where they are involved.
Thornaby also has a lot of business premises, from units on the industrial estates to shops and offices near the town centre. We carry out clearances of offices, shops and units and can work around business hours.
How we deal with what we remove
Everything is sorted as it leaves the property. We aim to pass usable furniture and household goods on for reuse, separate metal, electricals and cardboard for recycling, and send only the rest for disposal. Find out more on our recycling and disposal page. Legally, it is up to the householder to hand waste only to a registered carrier, and the Environment Agency's free public register lets you check any firm in moments.
