About Acklam and the homes we clear
Acklam is one of the older names in the Middlesbrough area. Recorded as Aclun in 1086, its name comes from Old English words meaning a place at the oak clearings. Today it is a settled residential suburb in TS5, running either side of Acklam Road between Linthorpe and the A19.
The best-known building is Acklam Hall, a Restoration mansion off Hall Drive built for the Hustler family in the 1670s. It is the only Grade I listed building in Middlesbrough. Around it, most of the housing is far more modern: streets of semi-detached and detached family homes, bungalows, some newer builds and blocks of flats. Smaller neighbourhoods such as Kader and the Trimdon Avenue estate each have their own character.
Typical clearance jobs in Acklam
Because so many Acklam homes were bought by families and lived in for decades, the jobs we see here are often about a whole lifetime of belongings. A three-bedroom semi might hold a full kitchen, a dining suite, beds in every room, a packed loft and a garage that has not seen a car in years.
A complete Acklam home clearance covers all of it. We agree a plan with you first, then work through the house, setting aside anything personal, anything on your keep list and anything that could matter to the estate.
When the clearance follows a death, it can be hard to know where to start. Our gentle clearing after a loss lets you choose how involved you want to be. You can sort keepsakes with us, or let us box them up for you to look through later.
If you are acting as an executor, you may also be dealing with banks, a solicitor and perhaps a house sale. Our clearance support for executors keeps an inventory of removed items and holds back items that might carry value. As a general rule, belongings of value ought to stay put until the executor has looked at the wider estate. For your own situation, a solicitor is the right person to ask, while GOV.UK explains how probate works in general terms.
Bungalows and downsizing
Acklam has a fair number of bungalows, and many of the people who live in them are moving on to sheltered housing or a care home. Downsizing means choosing what fits in a smaller space. We can take the rest, from beds and wardrobes to the spare dining table, using our furniture collection service for just a few pieces when the house itself is staying furnished.
Lofts and garages
Semis built in the middle of the last century usually have a loft hatch on the landing and a garage to the side or behind. Both tend to fill up. An attic and loft clearout often turns up old toys, paperwork and suitcases, and a garage clear-out in Acklam may mean workbenches, tools, garden machinery and old tins of paint. Paint and chemicals need careful handling, so please warn us about them first.
Access, driveways and parking
Most Acklam houses have a driveway or at least room on the street, which usually makes loading straightforward. Acklam Road itself is a busy through route, so where a house fronts it we plan to load from a driveway or side street rather than stop on the main road. For flats, we check whether there is a lift and where the nearest parking space is.
Rented homes and small businesses
Letting agents and private landlords in TS5 call us when tenants leave furniture, bags and boxes behind. An empty-property clearance for landlords gets a house or flat back to a clean, empty state. We can work with the agent's key arrangements and fit around check-out dates.
We also help local businesses, offices and community buildings with an office or workplace clearance, removing desks, chairs, shelving and old equipment.
When things have built up
Sometimes a home becomes so full that day-to-day life is difficult. Our support with hoarded homes is patient and private. We take time to talk, go at a pace the person can manage and never judge. If you have just a pile of mixed waste, garden debris or broken furniture outside, a one-off rubbish pickup may be enough.
Reuse, recycling and the council option
Keeping things out of landfill matters to us. Anything usable, from chairs to crockery, is kept back so it can be used again, while metal, electricals and cardboard are pulled out for recycling. Find out more on our page about how we dispose of items. By law, a householder must take reasonable care that waste goes to a registered carrier, and any firm can be checked on the Environment Agency register.
Residents can also book Middlesbrough Council's bulky waste collection, handy for a stray wardrobe or mattress when time is not pressing.
Nearby areas we cover
Acklam borders Linthorpe, with Coulby Newham and Hemlington to the south-east and Thornaby just across the A19. We work across all of these. Curious about the process? How a clearance day runs sets it out.
